Most cleaning prices arrive after a phone call. Ours is on the page first. The price of an end of tenancy clean with us is published, in full, on the end of tenancy page, and it does not change once we have seen the place.
How the price is built
A bond clean is priced by the size of the property, and size means bedrooms and bathrooms. A one-bedroom flat with one bathroom is one price. A three-bedroom house with two bathrooms is another. Thirteen of those combinations have a published figure. Every figure on that page is excluding GST, and the page says so beside the table and works two of them through with GST added, so you know which number you are looking at before you ring.
Not every combination is on the table. Five of the possible bedroom-and-bathroom pairings have no published price, and rather than make one up on the phone we ask you to ring the office for those. A quote is a quote here: if we have not written a number down, we will not invent one.
What is inside the number
The inclusions list on that page is what the package covers: all accessible surfaces dusted and cleaned, the floors vacuumed and mopped, mirrors, switches and handles, the internal windows and cobwebs, the kitchen benches, splashbacks, stove and rangehood, the cupboards inside and out, and the bathrooms sanitised down to the plugholes. Read it before you book, because it is the list the crew works to.
Beside the inclusions sits a list of named extras, each with a price of its own. Carpet steam cleaning is the common one, because many leases require it, and it is priced per room on top of the package. Read both lists together; between them they are the whole docket.
What we will not tell you on the phone. A price for a combination that is not on the table, or a price that moves after a walk-through. Both would make the published table a decoration, and the whole point of publishing it is that it is not one.
What happens if the agent fails it
Every bond clean carries a seven-day rectification. If the property fails its final inspection, we come back within seven days and put it right, at no charge. That is the guarantee on the page, in those words, and it is the one that matters to a tenant who has already moved across town.
The other thing tenants are usually glad to hear: we collect the keys and return them. Moving day stays moving day. You do not have to be at the property when we arrive, and you do not have to meet the agent afterwards.
The Canberra part
End of tenancy cleaning reaches us mostly by recommendation. Real estate agencies across Canberra send tenants our way at the end of a lease, and it is printed on the side of our vans for the same reason: it is a large part of what we do, and it is the job where the person judging the work is not the person paying for it. The agent has a report and a checklist. The tenant has a bond. Our job is to make those two things agree, and the price table exists so the tenant knows the cost before the agent knows the date.
When to book
Book once the house is empty, or once you know the day it will be. The inspection date is the only deadline that counts. Tell us that date when you ring and we will tell you on the phone whether we can meet it.
